The whole farm and courtyard at Higher Wiscombe are on a slope as is most of East Devon. As a result there are many different levels within the buildings. We have tried to describe these to you below, please use the description in conjunction with the floor plans to make sure that we meet your requirements.
Upon arrival at Higher Wiscombe you come down a three quarter mile tarmac drive. The drive is slopes down the side of the valley and is single track, goes over three cattle grids and had passing places provided.
At the bottom of the drive you enter the courtyard, The Winery to your left, Thatched straight ahead and the Flint to your right. The owners Farm house is to your far right. Please see the site layout on the floor plans page to get your bearings. We can provide a hearing loop if required, please ask when enquiring or booking.
Hank’s Annexe:
Hank’ Annexe has been graded by Visit England at Five Star Gold. It is not suitable for children, babes in arms allowed. Dogs allowed. Registered Assistance dogs are not charged for and they do still receive the full doggy pack.
To enter Hank’s Annexe you need to open a gate, and bring your car through, before closing the gates secure the garden. The garden is gently sloping. Once parked you enter Hank’s Annexe by climbing semesters onto the terrace. There is a hand rail. You enter through a large sliding door into the sitting/dining/kitchen, all on one level.
Walking through the sitting/dining/kitchen you enter the bedroom. A huge bespoke metal four poster bed resides on your left. tThere is a William Holland bateau bath on your right on a slightly raised platform. There is ground level lighting along this step.
Leaving the bedroom you pass through an archway, to your left is s desk that serves as a work station. Moving onwards you traverse a single step, again illuminated. to get the final level of Hanks’ Annexe. This level has a walk in shower room , a separate loo with sliding door, and a cupboard for coats where the washing machine and and dryer live.
Finally there is another exit, out into the courtyard. This can be sued to come and ask us questions, access the swimming pool entrance, or for those of limited mobility it can be used as a main entrance.

Flint:
The Flint Barn is graded 5 Star Gold, and is graded MI accessible under the National Accessible Scheme, meaning that it has been adapted for less mobile and elderly guests.
Registered Assistance dogs are not charged for and they do still receive the full doggy pack.
You enter Flint on a level into the kitchen/dining/sitting room. To you left as you enter, on the same level, is a door to the flat paved terrace and large gently sloping enclosed garden, primarily laid to lawn. To your right is the master bedroom and en-suite wet room, accessed by walking down a gentle slope.
To your left, just by the kitchen is a flight of 5 steps up to the two other en-suite bedrooms. One has a wet-room, the other a bath with shower over.
The master bedroom bathroom has the following if required:
- Toilet seat riser
- Toilet grab handle
- Shower grab handle
- Shower stool
The master bedroom has the following if required:
- A bell
- Beds can be double or single
- Touch bedside lights
- A chair with arms
The Kitchen/Dining/Sitting room has the following if required.
- Dining chair with arms
- Lever taps
Any other specialist equipment can be hired from various specialist shops in Sidmouth.
There is designated parking for the Flint just below the garden and you can either walk around into the courtyard and enter through the front door or come through two gates and up some steps to access the back door. Accessible parking is allowed in the courtyard.
Thatched:
When you enter Thatched on a level from the courtyard the master bedroom and en-suite bathroom is on your left on the same level. To your right, you traverse three steps to en-suite bedroom 2 and another three steps to bedroom 3.
Carrying straight on from the front door you come to the w/c on the same level before walking down 5 steps into the kitchen/dining/sitting room. The flat graveled terrace is accessed through double doors with two steps down. The garden is enclosed and sloping.
There is designated parking for the Thatched just below the garden and you can either walk around into the courtyard and enter through the front door or come through a gate into the garden and then up the 2 steps to access the back door. Only Accessible parking is allowed in the courtyard.
The Winery:
Upon entering through the main door of The Winery you are faced with the boiler room and laundry room straight ahead, the spiral stairs to upstairs and downstairs to your near left and a double en-suite bedroom to your left. To your right is the living room which leads through to Kitchen 1, via 3 steps. From the living room you can access the upper deck by stepping over a small step. The deck is level. The kitchen has one external door and that leads back to the courtyard via two small steps. From the kitchen the spiral staircase leads upstairs to two double en-suite bedrooms. Beyond the kitchen on the same level is an en-suite double bedroom, a w/c plus an additional laundry room. Further on, down 3 steps are two further double bedrooms, both en-suite.
From the main entrance you can either go up or down the spiral staircases, going up takes you to three double bedrooms, all en-suite all on the same level, going down takes you to the second kitchen, dining room, new sitting room, w/c, double bedroom with en-suite wet room. There is one small step down from the dining room to the new sitting room. There is level access from the dining room onto the flat paved terrace through two double doors where there is dining furniture. This area can be accessed from the main drive for disabled parking.
There is designated parking in the Dutch Barn for The Winery guests, with overspill spaces in front of the log store. It is a gentle slope from the Dutch barn to The Winery entrances. Only Accessible parking is allowed in the courtyard.
Outside:
The buildings are at the centre of 52 cares of rolling, sloping Devon countryside. To access the pool all guests need to walk up the gentle slope to the farmhouse, go up three steps and enter the garden via a gate with a security lock on it. The access to the pool from here is flat. The pool has wide steps at the shallow end to aid entry.
To gain access to the games room, all guests walk down the shallow slope past the recycling area and onto the flat games area. You need to navigate five steps up in to the games room, a handrail is provided.
We mow paths around the edge of our fields for guests to walk around, these can be quite steep in parts. Please look at the pictures on our website to give you a visual idea of the setting.
